Summary

Our client is a well-established, growing commercial construction organization with a strong presence in the Colorado Springs, CO area.  They are in immediate need of a Commercial Construction Estimator, who will play a critical role in the pre-construction phase by analyzing project specifications, gathering necessary data, and preparing accurate cost estimates for commercial construction projects. Working closely with project managers, architects, engineers, subcontractors, and clients, you will ensure that cost estimates align with project requirements, timelines, and budgets. The ideal candidate will possess strong analytical skills, attention to detail, and a deep understanding of construction methods, materials, and labor costs.

Duties & Responsibilities

  1. Project Analysis and Bid Preparation: Review project plans, specifications, and contract documents to understand project scope, requirements, and constraints. Analyze blueprints, drawings, and other technical documents to identify materials, labor, and equipment needed for construction. Prepare comprehensive cost estimates and proposals for commercial construction projects, including itemized breakdowns of labor, materials, subcontractor bids, and overhead costs.

  2. Quantity Takeoffs and Costing: Conduct quantity takeoffs and measurements from construction drawings and specifications to determine the quantities of materials, labor, and equipment required for each project component. Utilize construction estimating software and databases to calculate costs based on unit prices, labor rates, material costs, and productivity factors. Verify pricing and availability of materials and equipment from suppliers and subcontractors.

  3. Cost Analysis and Value Engineering: Evaluate alternative construction methods, materials, and design options to optimize project costs without compromising quality or functionality. Collaborate with project teams to identify value engineering opportunities and cost-saving measures while maintaining project requirements and specifications.

  4. Subcontractor and Vendor Management: Solicit and evaluate bids from subcontractors and vendors for various construction trades and services. Negotiate pricing, terms, and contracts with subcontractors to ensure competitive bids and favorable pricing for the project. Maintain relationships with subcontractors and suppliers to facilitate efficient communication and procurement throughout the project lifecycle.

  5. Risk Assessment and Contingency Planning: Identify and quantify potential risks and uncertainties that may impact project costs, schedules, or performance. Develop contingency plans and allowances to mitigate risks and account for unforeseen circumstances or changes in project scope. Collaborate with project teams to assess and manage project risks effectively.

  6. Bid Presentation and Client Communication: Present cost estimates, proposals, and bid documents to clients, architects, engineers, and project stakeholders. Explain cost assumptions, methodologies, and pricing strategies to justify the proposed budget and gain client approval. Address client inquiries, concerns, and requests for modifications to ensure alignment with project goals and objectives.

  7. Documentation and Reporting: Maintain accurate records of cost estimates, bid documents, subcontractor agreements, and project-related correspondence. Prepare reports, summaries, and analyses of estimated costs, bid results, and project budgets for internal review and client presentation. Document any changes or revisions to cost estimates throughout the bidding process and project lifecycle.
